SB Telecom Vietnam, SHINEC, Litehouse, and VietABank Collaborate to Develop Smart & Green Industrial Park Ecosystem
Partners developing an integrated solution package that combines "technology, finance, and implementation/operation" for manufacturing enterprises in industrial parks developed and operated by SHINEC. The collaboration aims to improve the operational efficiency of industrial parks, support the achievement of ESG goals, and particularly expand the attraction of high-quality Foreign Direct Investment (FDI) from Japan.
On August 6th, 2026, at Nam Cau Kien Industrial Park, four companies - SB Telecom Vietnam Co., Ltd. (hereinafter "SB Telecom Vietnam"), a subsidiary of SoftBank Corp., SHINEC Joint Stock Company (hereinafter "SHINEC"), Litehouse Co., Ltd. (hereinafter "Litehouse"), and VietA Commercial Joint Stock Bank (hereinafter "VietABank") - signed a Memorandum of Understanding (MOU) regarding the research, construction, and provision of an integrated solution package combining "technology, finance, and implementation/operation" for manufacturing enterprises and factories located within the industrial park. This MOU marks the first step of a partnership that brings together the core strengths of the four entities. Specifically, it interlinks SHINEC's infrastructure and track record in industrial park development, SB Telecom Vietnam and SoftBank's technology ecosystem and network of Japanese companies, Litehouse's consulting and implementation capabilities for data integration and AI solutions, and VietABank's expertise in financial products, cash flow management, and trade finance.
Based on the agreement, the companies will jointly research and evaluate specific projects to advance the construction of comprehensive solution packages for manufacturing enterprises. SB Telecom Vietnam will lead solution provision, technical consulting, and sales support. VietABank and Litehouse will be responsible for connecting partners and prospective customers, providing consulting services, and delivering solution elements. SHINEC will provide the infrastructure and actual operational environment within the industrial park, connecting its existing network of tenant enterprises with the solutions of each partner.

Fusing Strengths in Infrastructure, Technology, Data, and Finance
SHINEC will play the role of providing the field (actual environment) to practically verify and operate the partnership's solutions. Aiming to develop a "Smart Eco-Industrial Park" model, SHINEC has deployed an industrial park system covering a total area of over 1,600 hectares. Nam Cau Kien Industrial Park, SHINEC's representative project, has achieved a 100% occupancy rate and serves as a practical foundation for testing, evaluating, and deploying new solutions.
Going beyond the mere provision of land and technical infrastructure, SHINEC has an extensive track record of accompanying businesses through negotiations with administrative agencies, investment procedure support, land lease consulting, and factory construction and operation processes. This ensures that technological and financial solutions go beyond mere advice, demonstrating that their effectiveness can be verified on actual production sites.
SB Telecom Vietnam provides technological capabilities and access to SoftBank's enterprise ecosystem. SoftBank's B2B ecosystem boasts a portfolio of diverse enterprise solutions in Japan, covering a wide range of fields that include AI, robotics, cloud computing, security, and energy management, in addition to telecommunications.
The main solutions being considered for introduction in the industrial park include smart factories and IoT systems, real-time equipment monitoring, early anomaly alerts, network/server/cloud infrastructure, access control and data leak prevention, AI and System automation, energy consumption monitoring, CO2 emissions visualization, and industrial park operations data analysis platforms.
Another key element is the consideration towards establishing a "Japan Desk." This will connect SHINEC with Japanese companies seeking expansion bases, business growth, or supply chain diversification in Southeast Asia, leveraging a corporate network, B2B media systems, and a team well-versed in Japanese business culture.
On the part of SB Telecom Vietnam, when companies considering expanding from Japan to Vietnam consult SoftBank regarding their market entry, they will act as a bridge with SHINEC to provide expansion support, including local infrastructure development, utilizing the strengths of their partner network. As SB Telecom Vietnam leverages Japanese know-how, they will promote support so that Japanese companies can confidently expand their businesses.
Litehouse handles the consulting and implementation of data infrastructure, AI, and system integration. Rather than providing single technological products, they take an approach tailored to specific business challenges and Return on Investment (ROI)—ranging from current status assessments, digital roadmap formulation, data platform construction, and system linkage with existing ERPs or MES, to dashboard building, AI/automation implementation, and post-implementation operational support.
In the manufacturing sector, Litehouse's specialized team analyzes indicators such as Overall Equipment Effectiveness (OEE), minor stops/equipment downtime, defect rates, and production output. They also support the introduction of applications like real-time OEE monitoring, predictive maintenance for equipment troubles, and automated reporting to parent companies.
VietABank complements the financial functions of this collaborative ecosystem. Based on individual project evaluations and lending regulations, they will consider financing solutions necessary for factory construction, production line investment, production capacity enhancement, and equipment modernization.
Furthermore, VietABank can provide trade finance services such as Letters of Credit (L/C) and import/export financing for raw materials and products, foreign exchange risk hedging solutions for JPY, USD, and VND, as well as centralized account and cash flow management solutions for companies within the same corporate group.

Creating Direct Value for Industrial Park Tenants
The most significant feature of the collaboration among the four companies - SB Telecom Vietnam, SHINEC, Litehouse, and VietABank - is the ability to provide various services, which companies previously arranged individually, as a single integrated package. Newly investing companies will have one-stop access to industrial park infrastructure, investment consulting, smart manufacturing technologies, data infrastructure, ESG solutions, and optimal financing methods.
For existing tenant enterprises as well, solutions such as IoT, smart factories, and real-time equipment monitoring are expected to bring benefits like reduced equipment downtime, improved operational efficiency, and enhanced reporting transparency. In addition, energy monitoring and CO2 emission visualization systems enable cost management such as electricity bills, identification of wasteful consumption, and compliance with ESG demands from customers and parent companies.
Security measures, access control, and data leak prevention solutions contribute to protecting production information, intellectual property, and operational data, which are particularly emphasized by high-tech and Japanese companies. Concurrently, utilizing the financial support menu allows for upgrading production lines and expanding factories while mitigating the initial investment burden.

Small Starts Based on Actual Needs and Quantitative Evaluation
As for the future roadmap, the initial phase will conduct a needs survey of companies operating within SHINEC's industrial parks, evaluate technical infrastructure at one high-priority industrial park, and select 2 to 3 challenges that are expected to yield significant results.
In the proof-of-concept (pilot operation) stage, the focus will be narrowed down to 1 or 2 solutions centered around smart operations monitoring or energy optimization. VietABank will consider pilot financial packages for selected tenant enterprises that meet the criteria. The effectiveness of these initiatives will be evaluated and verified based on metrics such as cost savings, return on investment period, operational efficiency, and corporate satisfaction.
After compiling the results of the proof-of-concept, the four companies will decide on expanding the scale of deployment. They plan to gradually roll out the solutions across SHINEC's entire industrial park system, while also fully launching the Japan Desk and exploring the provision of the integrated "Smart IP" package for new FDI investors.
